Hospital Proximity for Home Buyers: FAQ

How far should I live from a hospital?

Within 10 minutes' drive of an emergency room. Within 20 minutes of a hospital with pediatric capability if you have children.

This is based on the "golden hour" principle in emergency medicine: survival rates for severe injuries drop measurably after 60 minutes from incident to treatment. That clock starts when the injury happens — not when you arrive.

What is a good drive time to a hospital?

  • Under 5 minutes: Gold standard for families with young children or elderly adults
  • 5-10 minutes: Solid for urgent situations
  • 10-15 minutes: Acceptable with a backup hospital in another direction
  • 15-20 minutes: Know this before you buy
  • 20+ minutes: Requires a plan

How many hospitals should be near my home?

At least two within 20 minutes' drive, in different directions. Hospitals in metro areas go on ambulance diversion an average of 200-400 hours per year. When your nearest ER is on diversion, the backup matters.

Is living near a hospital important?

Yes — if you have children, are expecting, have a chronic condition, or care for an elderly family member. It's one of the few location factors you can't change after buying. You can renovate a kitchen. You can't move a hospital.

Does living near a hospital increase property value?

There is no clear evidence that hospital proximity alone increases property value. It may decrease value if the hospital generates ambulance noise or traffic. The value is not financial — it's practical. It's the difference between a 5-minute drive and a 25-minute drive when your child has a 103° fever at 2 a.m.

How do I check hospital distance before buying a house?

Use FindHomeFit. Enter any address — or paste a Zillow, Redfin, or Realtor.com link — and it shows real drive times (not straight-line distance) to every hospital within 25km, ranked by driving time. Free for 3 lookups.

What's the difference between distance and drive time to a hospital?

Distance is a straight line between two points. Drive time accounts for roads, traffic, rivers, highways, school zones, and one-way streets. A hospital 2.8 miles away can take 22 minutes during rush hour. A hospital 4.1 miles in another direction might take 9 minutes. Always check drive time, not distance.

Does a nearby urgent care substitute for a hospital?

For non-life-threatening issues (sprains, minor cuts, ear infections) — yes. For anything that could be serious (chest pain, head injury, severe bleeding, difficulty breathing) — no. Urgent care centers cannot handle trauma, heart attacks, or strokes. Know where both are, but don't substitute one for the other.
